After review of design and material details, ARB gives final approval for the Re-Store'N Station.

Architectural Reviews meets with project officials over final design submittal. Coming to a split 2-2 vote however, the Board agrees to postpone a final vote of decision upon review of further details at a work session.
Residents of neighboring Freetown Lane are also in attendance to voice their disapproval at the process by which the station has sought approval.

Architectural Review Board rejects revised design proposal. Concern over issues that include:
Removal of columns that support 2nd floor balcony create “floating balcony”.
- No existing precedent proposed exterior appearance.
- Resemblance to a big box, out of touch with neighboring area.
- Residents also voice complaints on lack of rural character present within the structure.

- Hours of operation not to exceed 16 hours/day
- No more than 7 pump stations and 12 nozzle dispensers.
- If rainwater is collected from rooftops, it must be stored in a lined underground storage tank for on-site landscaping purposes only.
- No overnight parking between the hours of 12:30 am and 4:30 am. Signs of notice must be posted as condition of final site approval.
- Development of site shall be in general accord with submitted site plan of December 6, 2009. Permitted modifications include those required by Architectural Review Board, those necessary to satisfy conditions of special use permit, and additional landscape/screen approval by the Site Plan Agent.

- Reduced scale to 3,000 ft vs. over 4,000 with no room for future additions

Jeff Sprouse purchases Ward’s Small Engine Repair site from Hall Enterprises LLC for $2 million. The property on U.S. Route 250 is zoned Highway Commercial and is located outside the Crozet designated growth area. It is across the street from an existing gas station and adjoins the residential neighborhood of Free Town.
