"I'm happy," said the 50-year-old Brockton builder, moments after becoming the highest bidder at an auction for a city-owned plot of land on Melrose Avenue. The 7,200-square-foot plot is zoned residential. Did Francois get a deal? "I don't know about that, because I don't know what is in there," he said, pointing to the overgrown grass and trees while laughing. "Maybe I might (find) gold in there." City officials are hoping to replenish the stabilization fund by selling properties at a two-day public auction. The auction, the biggest in the city's history, could net the city just under $2.9 million. Five properties, including a former nursing home, were sold at auction Thursday. Eight more were expected to go under the hammer today, for a total of 13 properties. The biggest deal made Thursday was a former nursing home on North Main Street valued at $909,300, which sold for $325,000. A crumbling apartment building on North Montello Street, valued at $496,600, went for $172,500. "We need an infusion of cash," said City Treasurer-Collector James Martelli. "It's going to put these properties back on the tax rolls. It's a win-win for the city." Set a few of your apartments to $23/$24 and see if people still move in. Of course, if you're building apartments on higher-rent properties, then you'll have to raise the prices more. *Change the price of some things after the first day sale--Furniture is $30, Electrical Goods are $20, Clothing is $15, Toys are $15. These are tentative; if you are making a ton of sales, don't be afraid the raise the price a little. *Lease properties that your buildings are on (ESPECIALLY the apartments) to make extra money. Try to get a hotel by leasing all the properties of one color--in this case, Brown (Dark Purple works too). *Lease extra properties (in this case, utilities and railroads), win one of them, and continue to bring the others to the auction. The AI will bid high and all you have to do is keep clicking on pass. This will separate them from their money and they'll be less of a nuisance. Sell your single property and they'll buy it from you for a high price. *Go to Blue/Green properties when you're done whoring the Brown/Dark Purple properties.
